Real Estate & Property Management is a single Business Central extension for the whole real-estate business — owners and managing agents on one side, developers on the other, over a shared asset core.
The Property Management suite covers the lease-to-cash lifecycle: leases with escalations and deposits, recurring rent billing with proration and CAM reconciliation, meter usage, maintenance work orders, and owner payouts computed from rent actually collected. Lease accounting is dual-standard — IFRS 16, Ind AS 116 and ASC 842 — with present-value liabilities, right-of-use assets on BC Fixed Assets, remeasurement versioning and disclosure reports.
The Property Development suite covers the build and sell side: construction budgets over native BC Jobs, unit reservations and sale agreements, buyer payment plans with milestone / date / handover triggers and co-owner splits, subcontract progress billing with retention, and snagging through handover with defect-liability tracking.
Five Claude AI features assist without ever posting on their own: lease abstraction, revenue-leak scan, cash-flow forecast, arrears assistant and portfolio query. Every AI output is reviewable; a human posts.
Architecturally it is standalone (app.json declares no required dependency, not even a localization), event-subscriber based, and every financial posting routes through native BC — Sales, Jobs, Fixed Assets and AP. Statutory tax is deferred to the installed BC localization via event hooks. Licensed per tenant, feature-gated by module. AppSource publication is on the roadmap; PTE delivery is available today.
